Roof Condition Assessment and Risk Analysis

We co-ordinate the architectural, structural and building-services information to check falls, drainage capacity, condensation risk, ventilation, supporting construction and continuity of detailing. Findings are graded by significance, and items requiring revision are reported with drawings and written commentary.

Comparison of alternatives against service life, maintenance, budget and project conditions.

We do not select materials on initial cost alone. Climate, roof pitch, building geometry, use, access for maintenance, expected service life and architectural appearance are assessed, and viable alternatives are presented with their benefits and risks.

Construction Detailing and Technical Solutions
Solutions for junctions, drainage, ventilation, fixing and thermal movement.
Detailed scope
We develop construction details for ridges, eaves, valleys, parapets, chimneys, rooflights, abutments and interfaces between dissimilar materials. Fixed and sliding clip zones, movement allowances and uninterrupted drainage paths are defined on the drawings.

Technical Specifications, Tendering and Tender Evaluation
Comparison of specifications, bills of quantities and tender scopes.
Detailed scope
We compare tender submissions not only by total price, but also by product description, sheet thickness, quantity, accessories, substrate, workmanship, scaffolding and access, delivery, warranties and exclusions. Missing or non-comparable items are identified so that the client can make an informed decision.

Site Inspection and Quality Assurance
Reporting on site workmanship against the design and technical requirements.
Detailed scope
We inspect critical stages on site, from the supporting substrate to the completed covering. Non-conformances are recorded with photographs, locations and technical reasons; remedial recommendations and close-out inspections are reported. This allows defects to be addressed before they are concealed.

Project-Specific Technical Mock-ups
Full-scale fabrication and verification of critical roofing and façade details before site installation.
Detailed scope
Where standard drawings are insufficient, we can produce project-specific technical mock-ups for chimneys, eaves, ridges, ventilation details, façade junctions and interfaces between different materials. Geometry, layer sequence, mechanical joints, drainage, ventilation and fabrication methods are assessed at full scale; the approved solution then becomes the benchmark for site installation and quality control.

Full-scale verification where required
We verify critical junctions with mock-ups before installation begins on site.
Not every detail requires a full-scale mock-up. At critical chimneys, eaves, ridges, valleys, vents, façade junctions, openings and interfaces between different materials, however, we establish how the drawing will be built and produce a full-scale mock-up where appropriate. This allows the geometry, build-up sequence, mechanical joints, drainage, ventilation and workmanship method to be verified together before installation starts.
An approved mock-up is more than a sample: it is the site team’s installation reference and the agreed quality-control benchmark.

Technical reporting methodology
The working standard is transparent, not the confidential report itself.
A technical survey is not undertaken merely to list defects. Existing condition, risk priority, intervention areas, remedial strategy and installation hold points are assessed together to provide the technical basis for the client’s repair, refurbishment or investment decision.
Why should roof consultancy begin before installation?
Many cases of water ingress, condensation, corrosion and covering failure begin when falls, drainage, ventilation, fixing and thermal-movement provisions are not defined in the design.
Independent design review and technical risk analysis
Before a product or installer is selected, we review the roof design as a complete system and establish a buildable solution, clear responsibility boundaries and an inspection method.

Illustrated Defect Example
Failure to direct water mechanically at a critical junction
Primary weathering around chimneys, parapets, valleys and rooflights must be achieved by continuous folded metalwork configured to the direction of water flow and completed with an appropriate counter-detail—not by exposed fixings or surface-applied sealant. Sealant may be used only at supplementary locations approved by the manufacturer; exposed screws and open penetrations must not remain in the outer covering.
Example Technical Recommendation
Open up the defective junction and inspect the underside, separation layer and supporting substrate. The replacement detail must allow for capillary rise and backed-up water; metal components are mechanically folded with adequate laps and cover. Fixed and sliding clips, tray lengths and the direction of thermal movement are reconfigured in accordance with the manufacturer’s details.
